So as many of you know I've been living here in meyorka for almost 17 years and I have rented many properties here in my time

So if you are thinking of moving to the island, well these are my top tips for renting

a property here in Meworker. So, New Yorker is an incredibly diverse island and you can either choose to live by the sea so you can feel like you're on holiday 365 days of the year

or you can go and live in the mountains and enjoy the more rustic life

But whatever you decide just be aware of the winter season here on the island because outside the months of

of May to October, the islands can feel particularly empty, especially in resort areas

So if you like a busier way of life, then I would definitely recommend renting in Palmer City

Centre or in the suburbs around Palmer. So for example, where I am here, in the midway between

Kalimior and San Augustine, or maybe on the other side of Palmer from Portichal all the way out

towards Applieda Palmer. I would also look out for anywhere where you need to commute every single day

So if you plan on sending your children to school here on the island

then find that school first and then find the property near to the school

And try and avoid having to commute on the MA20 Ring Road

which basically circumnavigates Palmer City Centre because that gets extremely clogged up early in the morning

and during rush hour in the afternoon. And I spent the best part of 10 years driving along this

and saw so many accidents. So it can also get really snarled up during the summer months with the amount of higher cars that we have on the island

So my best bit of advice is to avoid living anywhere, which is going to make you have to drive on the MA20

Okay so in my opinion the best way to find a property is through word of mouth

because that way you will avoid expensive estate agents fees. Also you can check out

Facebook Marketplace and there are various other Facebook groups as well dealing with property

Well, if you do find a property that you like, then obviously you're going to have to pay at least a month's rent in advance

They may well also ask for either a month or two months rent deposit, as well as their fee for finding a property too

So you could be paying either an extra month's rent for that fee or a month and a half

or even in some cases I have heard two months rent for their fee

Now I don't want to badmouth estate agents because they can be incredibly helpful and there are some great estate agents here on the islands

But do try and negotiate if you feel that they are asking for too much for you to secure the property of your choice

Okay, so what things do you need to be looking out for before you agree on renting the apartments here in me yorker

Well the first thing that is so important when you're renting here on the island is to look for evidence of damp in the

apartment because a lot of the properties here suffer greatly from humidity. Now that

may be due to really poor quality of building or just the fact that we are

surrounded by the Mediterranean Sea but you often find that damp is a big

problem here on the island so go ahead and check that out

Also check out if your apartment has a heating and air conditioning because because believe it or not both are so important here on the island and especially in the winter months here too because the evenings can get really cold

Okay so also look out for evidence of cockroaches too because it could indicate that the

building could have a problem. Check out too if your neighbours are noisy go and visit the

apartment at night as well or just walk past the building during a night time and also listen out

for barking dogs as well that are either being left home all day if you find that you are

needing to work from home or barking dogs at night as well so all of these tips also apply

So what do you need in order to rent an apartment here? Well, of course you'll need a residence card or a passport

You will also need proof of funds as well, which I mentioned earlier about how much you will

need to pay. And this is particularly the case for annual contracts

So maybe you'll also need a job contract or proof of substantial savings

And also the landlords may also ask for personal references too. Okay, so now this is probably the most important tip

If you have found a property that you want to move in, make sure you sign a contract, but

make sure you get that contract checked by a lawyer first. And if you don't have a contract, then on my website as well, I will include a link to a sample

contract for you to download and use. But before you sign absolutely anything here on the island, get it checked and make sure

it's perfectly legal. make sure there are no other terms snuck into that contract, particularly if your Spanish

is not fluent, that you need to know about. So check the contract terms. Now if you are renting for a year, that is going to mean that you

are going to have to stay in that property for a year, unless you can find someone else to

rent that property and take your place Also check that the landlord doesn want to include eB on your rental contract which is a tax which really the landlord should be paying And also check that they trying not to sneak in community charges as well

So that would be the additional charge that the landlord should really pay for the maintenance of the community pool and other areas

Again, if these things are in the contract, then just make sure that you try and negotiate with the landlord to have these removed

also and this is so important do not pay by cash because if you pay your rent by cash then you have no

proof that you have actually paid your rent and you could run into problems also if you're paying

your taxes here as well then you can get a tax break too if you have your your landlord's national

identity number as well when you are making your tax return okay so this is super important

even before you move into the property and make sure you get a proper inventory

done of every single item that is in the property. Take photos of it, take videos of it

and also of the condition, write it all down and get this signed off by the landlord

because you do not want to be left with a surprise bill

right at the end of your tenancy and even them refusing to give you your deposit back

on the basis that things have either got missing or have been damaged. So like I said

really try and get proof of this because I have also been stung in the past by unscrupulous landlords not wanting to hand

back their deposits. Okay, so finding a property is possibly the most stressful thing about settling into island's life

here on the island. Just make sure you do your research, you get your contracts checked

do not ever pay in cash and really, really just get everything doubly checked by a lawyer before you

move in but once you have done that you can sit back and enjoy the amazing life
